The Basics

This is a City of Washburn owned property that was acquired in 2017 in hopes of finding a developer that will transform the property into a viable business. The main building is approximately 14,000 s.f. with the first floor being 6600 s.f., the second floor 5200 s.f., and the basement 2500 s.f.  The attached small single level building is approximately 1350 s.f. A full structural report was done as well as an environmental report, both of which are available below. The City had a new Duro-Last roof installed on this property in 2017.

First Floor

The first floor consists of 6,600 s.f. of floor space that is partially partitioned into two separate areas with each having its own separate entrance.  

Second Floor

The second floor is 5,200 s.f. and consists of partially constructed living quarters or apartments with views of Lake Superior, a long open corridor, and a sun room overlooking Main Street. The second floor has its own separate outside entrance.  

Second Building/Basement/Exterior 

​The small building to the left of the center building is approximately 1,300 s.f., has its own exterior entrance, and is part of the overall package. The basement is only accessible from the main building.     
The City conducted multiple studies in 2017 relating to this property and to the City in general. Before the City purchased this property, a structural assessment was done. That report came back with positive news, and is available for you to read below. After the purchase of the property, the City conducted and environmental assessment.  This report came back with both some positive and negative aspects. That report is also available for you read below. Lastly, a city-wide market analysis was completed. This is a comprehensive report detailing the demographics and economics  of the city, as well as a commercial a residential demand assessment. This report too is available for you to read below.

Step 1

Your Vision, Your Plan, Your Development
The vision and plan of action by potential buyers, that will increase the value of the property, is the City's first priority when considering the sale of the property. The City does not have any specific ideas for this property or a dollar amount in mind for a sale price. It is more about the vision and an actionable plan to see the project come to fruition than it is about the sale price.  

Step 2

​The Process 
Contact the City administration. We are happy to show anyone the the property and answer as many questions we can. Submit to us your plan in as much detail as possible. Those plans will go to the City Council for consideration. Once a plan is approved by the Council, a development agreement will be written and approved by Council and the sale of the property will follow. ​​

Step 3

Lets Build Something Better

It is your project now! The city will work with the buyer in anyway possible to get the development under way and succeed. The city can help facilitate various grants and other funding opportunities.  While this will be a private venture, the city is here to help you, build something better.
